The Morena Mall is a shopping complex owned by the Masingita Group. It is situated on a previously greenfield site which was previously owned by a chieftaincy. Mmabatho has a rich political history tracing back to being the capital of the former “Bantustan“ of Buphuthatswana and the North-West province. Which leadleads to a reduced development rate in the area.

The town is well connected to Gaborone, the capital of Botswana and Tshwane, in Gauteng. The population has continued to grow rapidly over the past few decades. The proposed mall is to serve this underserved population.

    01. The design was informed by the native people’s totem the Tholo (Greater Kudu) horns. These horns aim to celebrate the “Barolong“ tribe. They dance around the shopping centre as an abstract symbol of pride that celebrates the past, present, and future.

    02. The proposed shopping centre is located on a major arterial route which connects to the N18 (national road) and the R503 (regional road) within a 7km radius.

    03. The feasibility study determined the proposed development towards a population with a lower living standards measure (LSM). This approach lead to Shoprite as the proposed anchor tenant. Cashbuild was also approached to fulfill the needs of the rising middle class and the further development of the area. Additionally, it boasts two franchise drive-thrus.
